TRI-HILL MANAGEMENT IS SEEKING TO HIRE AN ON-SITE PROPERTY MANAGER

This position is to handle the property of a 450 luxury building located in downtown Manhattan

 

The on-site Property Manager oversees day-to-day operations of a large luxury rental building in lower Manhattan. Responsible for all aspects of the property, managing administrative, maintenance, and concierge staff,ensuring compliance with regulations,ensuring financial performance, building strong tenant relations and maintaining the overall well-being of the property. Supervise an Associate Property Manager.

This role requires exceptional organizational, communication, and leadership skills, along with a strong understanding of property management.

Essential Functions:

  • Address tenant concerns, inquiries, and requests promptly and professionally.

  • Ensure timely and efficient resolution of all maintenance requests.

  • Collaborate with contractors and vendors to schedule and oversee repairs and maintenance activities.

  • Perform regular inspections of common areas and individual units to ensure cleanliness, safety, and adherence to property standards.

  • Stay up to date with relevant laws, regulations, and building codes.

  • Ensure compliance with all applicable regulations, including safety, environmental, and accessibility standards.

  • Coordinate inspections and address any compliance issues identified.

  • Implement preventive maintenance programs to preserve the property's condition and value.

  • Develop and manage budgets for property maintenance and repairs.

  • Monitor expenses and implement cost-saving measures where appropriate.

  • Assist with annual budget preparation.

  • Monthly budget review and variance reporting.

  • Supervise and provide guidance to the maintenance superintendent and concierge staff.

  • Oversee scheduling, training, performance evaluation, and ongoing development of the team.

  • Foster a positive and productive work environment, ensuring effective communication and teamwork.

  • Review and approve timesheets for staff, ensuring accuracy and adherence to established policies and procedures, maintaining records for payroll processing and coordinating PTO coverage..

 

Qualifications:

Education and Experience:

  • 5+ years of previous property management experience, onsite property management experience helpful.

  • B.A. degree in business administration, real estate, or a related field (or equivalent work experience).

  • Proven experience as a Property Manager, preferably in a luxury setting.

  • Strong knowledge of property management principles, including leasing, maintenance, and compliance.

  • Familiarity with NYC building codes, regulations, and housing laws.

 

Skills Required:

  • Excellent interpersonal and communication skills, with the ability to interact effectively with tenants, staff, and ownership.

  • Strong organizational and multitasking abilities, with attention to detail.

  • Demonstrated leadership skills and the ability to effectively manage a team.

  • Proficiency in property management software and tools.

  • Familiarity with financial management, budgeting, and expense control.

  • Availability to respond to emergencies outside of regular business hours.

Supervisory responsibilities: Associate Property Manager

Physical Skills necessary to perform this job:

Coordination skills, sitting or standing at a desk with a computer. This position does not require heavy lifting.

ANNUAL SALARY RANGE: $85,000 - $90,000
